I have some questions to answer about the movie.
These are the questions…
1) It keeps being said “everyones go to pay the mortgage.” so therefore is it true the bigger house you have the bigger jerk you are?
2) How would Nick Naylor describe himself without sarcasm?
3) Is Nick a good role model?
4) In the movie, there is no scene where a person who is actually smoking a cigarette. Why is it so?
5) What are the moral responsibilities of large corporations?
6) Why is there so much reluctance to outlaw a harmful product?

I am interested in buying a house and the seller is willing to “hold the mortgage”. What exactly does that mean, and would I be the legal title holder/owner of the property?

“Land Contracts” do not pass title, but other sales can.

Question by Michelle P: Canadian Income Tax – Eligbile “Work @ Home Expenses)?
I am a salaried employee who works from home. Fortunately my company pays for many expenses (company car/gas/insurance, cell phone, home phone, internet). However, we are given T2200 forms each year to deduct a portion of our Electricity/Heat/Water etc. I use the home space inexcess of 50% of the time for my work (so I am eligible for deductions)….it is roughly 3.5% of my total square footage of my house. However, I understand that unless you are a commissioned employee you cannot deduct property taxes etc. I also understand you cannot deduct mortgage “interest”, BUT can I deduct a portion of my mortgage “principle” as it pertains to the ratio of space I occupy for my work? Look forward to your advice, and thank you in advance.

I don’t have any experience with the whole ‘work at home’ issue, but one thing I can tell you is that you’ve got the mortgage issue backwards.

If anything is deductible, it is the interest on the mortgage, not the principal. Principal is never deductible

It’s used when the seller is financing the purchase. That’s where a seller has a mortgage on the property and rather than require the buyer to obtain a new mortgage which would payoff the seller’s mortgage, the seller holds a mortgage that “wraps around” his mortgage. Here’s a simple example; the seller’s mortgage is $ 500 per month. He sells the property and the mortgage payment from the buyer is $ 750 per month. That makes the seller’s mortgage payment and puts $ 250 in his pocket.
This vehicle may not be available with today’s mortgages, but you don’t know until you ask.

Question by acesup199: Does anyone actually read those “your approved mortgage” in your bulk mail?
Or do you just delete them like I do? Has anyone actually tried to get a mortgage through them?

I am in Ontario, Canada…Can anyone explain what a vendor take back mortgage is and how it works in detail?

In today’s market, a Canadian home seller may offer a take-back mortgage to help a potential buyer qualify for the purchase. In most cases, a take-back is used by a motivated vendor to ‘sweeten the deal’ in a slow housing market.

Basically, a take-back mortgage means that the vendor lends the buyer some of the equity in the home to help with the purchase. It is much like a second mortgage.

But if a take-back is offered, should you take it? As a vendor, should you consider it?

The answer is yes, but only if you are convinced that the deal makes good solid sense.
